An Undocumented Estate — Saraburi Province
A family in Saraburi approached us after the death of their father, who had left no will. Three siblings disagreed about how the estate — which included land and a house — should be divided. One sibling had contributed to the property purchase and believed this should be reflected in the distribution.
We guided the family through the intestate succession framework, explained what contributions of the kind described can and cannot affect under Thai law, and managed the probate petition from start to close. We facilitated three family meetings to ensure everyone understood the process before the court finalised the administration.
The estate was administered in accordance with Thai intestate succession law. The distribution was completed within nine months. The family arrived at an agreed outcome without court litigation between siblings — which had initially appeared possible.
Cross-Border Estate — Thailand and United Kingdom
A British national who had retired to Saraburi passed away holding a condominium unit in his name, a Thai bank account, and a property portfolio in the UK. His UK solicitors had commenced their work but were uncertain how to engage with the Thai assets, and his son came to us for assistance.
We commenced probate proceedings for the Thai assets in parallel with the UK estate administration. We communicated directly with the UK solicitors, shared certified translations of the relevant Thai documents, and managed the condominium transfer documentation with the relevant land registry.
The Thai assets were transferred to the appointed heir within eleven months. The son was able to manage both sides of the estate with two legal teams working in coordination rather than in isolation. He described the process as significantly less difficult than he had anticipated.
Will Preparation — Expatriate Couple, Lopburi
A German couple, both retired and resident in Lopburi, came to us wishing to put their Thai affairs in order. Each held assets in Germany, and they were uncertain whether their existing German wills adequately addressed the property and savings they held in Thailand.
We conducted a separate will drafting consultation with each client, reviewing their Thai assets, their preferred executors, and how their intended distribution aligned with Thai succession law. We prepared written summaries that both could share with their German notaries, and advised on storage and witness requirements.
Both clients left with valid Thai wills and written session summaries that their German notaries found useful. They described the process as straightforward, noting that the written summary was more detailed than they expected from a single session.
